A SMSF can borrow to invest in an asset. The borrowing is typically referred to as an Instalment Warrant, but for all intents and purposes it is similar to borrowing money to buy a property in your own name.
In many cases people taking out borrowings in their SMSF are small & medium size business owners, utilising the SMSF to acquire their business premises. This effectively works in the same way as any other commercial lease would. The SMSF owns the business premises and leases it back to the business.
